By creating an account, listing a property, booking accommodation, making payment, chatting with an agent or landlord, or using any part of JustBukIt, you agree to these Terms.
If you do not agree with these Terms, please do not use JustBukIt.
1. About JustBukIt
JustBukIt is a housing platform that helps students and young renters find safe, verified accommodation. We help users discover available rooms, hostels, apartments, and other accommodation options, compare details, book through the platform, and reduce the risk of fake listings or unsafe payments.
JustBukIt is not the owner of the properties listed on the platform unless we clearly state otherwise. Properties are listed by agents, landlords, property managers, or property owners.
Our role is to provide a safer platform for discovery, booking, payment protection, communication, reporting, and support.
2. Who Can Use JustBukIt
You may use JustBukIt if you:
- Are at least 18 years old; or
- Are using the platform with the consent and support of a parent, guardian, school authority, or responsible adult; and
- Provide true and accurate information when required.
Students, parents, guardians, agents, landlords, property owners, and approved partners may use JustBukIt, provided they follow these Terms.
3. User Accounts
To use some parts of JustBukIt, you may need to create an account.
You agree to:
- Provide correct information.
- Keep your login details safe.
- Not use another person’s account without permission.
- Not create fake accounts.
- Update your information when necessary.
- Report any suspicious account activity to JustBukIt.
You are responsible for activities carried out through your account, unless you can prove that your account was used without your permission and you reported it quickly.
JustBukIt may suspend, restrict, or delete any account that breaks these Terms, creates risk for other users, or is connected to suspicious activity.
4. Agent, Landlord, and Property Owner Verification
Agents, landlords, and property owners may be required to complete verification before they can list properties or receive bookings.
Verification may include:
- Full name.
- Phone number.
- Email address.
- National ID or other acceptable identity document.
- Property information.
- Bank account information.
- Other documents or checks required by JustBukIt.
Verification helps reduce risk, but it does not mean JustBukIt guarantees every action of an agent, landlord, or property owner. Users must still inspect properties carefully and report anything suspicious.
JustBukIt may reject, suspend, or remove any agent, landlord, property owner, or listing if we discover false information, fake documents, suspicious activity, user complaints, or any breach of our rules.
5. Property Listings
Agents, landlords, and property owners are responsible for the accuracy of their listings.
Every listing must be honest and must not mislead users.
A listing should clearly show:
- Real property photos.
- Correct location or area.
- Accurate rent amount.
- Agent or service fee, if any.
- Caution fee, if any.
- Other charges, if any.
- Available facilities and amenities.
- Property type.
- Availability status.
- Any important rules or restrictions.
Agents, landlords, and property owners must not upload fake photos, fake locations, wrong prices, hidden fees, unavailable properties, or misleading descriptions.
If a listed property is no longer available, the agent, landlord, or property owner must update the listing quickly.
6. AI Checks and Fake Listing Removal
JustBukIt may use AI tools, manual review, user reports, and admin checks to detect suspicious listings, fake listings, repeated images, unusual prices, unclear details, or other risky activity.
If our system or team discovers a fake or misleading listing, we may:
- Remove the listing.
- Hide the listing from public view.
- Ask the agent or landlord for more information.
- Suspend the agent or landlord.
- Ban the agent or landlord from the platform.
- Cancel affected bookings where necessary.
- Report serious cases to the appropriate authority where required.
JustBukIt has the right to remove any listing that we believe may harm users, mislead users, or damage trust on the platform.
7. Booking Through JustBukIt
Users are encouraged to book accommodation through JustBukIt to enjoy platform support and payment protection.
When you book through JustBukIt:
- The booking request is recorded.
- Payment is made through the platform.
- The agent or landlord is notified.
- You may be allowed to chat with the agent or landlord after booking.
- You may inspect the property within the allowed inspection period.
- Payment may be released to the agent or landlord after you confirm that the property is satisfactory or after the inspection period ends without a valid complaint.
Booking outside JustBukIt is risky. If you pay an agent, landlord, or third party outside the JustBukIt platform, JustBukIt may not be able to protect your money, help with refunds, or resolve disputes.
8. Payment Protection
JustBukIt provides payment protection for eligible bookings made through the platform.
This means that when a user pays through JustBukIt, the money is not released immediately to the agent or landlord. The payment is held safely while the user confirms that the property matches the listing and booking terms.
Payment may be released to the agent or landlord when:
- The student or user confirms satisfaction.
- The inspection period ends without a valid complaint.
- The user and landlord agree that the booking should proceed.
- JustBukIt completes a review and decides that release is appropriate.
Payment protection only applies to payments made through JustBukIt.
JustBukIt does not protect cash payments, bank transfers, mobile transfers, or any payment made directly to an agent, landlord, property owner, or third party outside the platform.
9. Inspection Period
Students and users have up to 7 days to inspect the property after booking, unless a different period is clearly agreed with the agent, landlord, or property owner before booking.
During the inspection period, the student or user should check:
- Whether the property exists.
- Whether the property matches the photos and description.
- Whether the location is correct.
- Whether the rent and fees match what was listed.
- Whether the facilities promised are available.
- Whether the property is safe and acceptable.
- Whether there are any serious hidden issues.
If the property does not match what was promised, the student or user must report the issue to JustBukIt before the inspection period ends.
If no issue is reported within the inspection period, JustBukIt may treat the booking as accepted and may release payment to the agent or landlord.
10. Chat With Agent or Landlord
For safety reasons, direct chat with an agent or landlord may only become available after a booking is made through JustBukIt.
Users must not use chat to:
- Harass, threaten, insult, or abuse another user.
- Ask for or encourage payment outside JustBukIt.
- Share fake information.
- Send spam or harmful content.
- Arrange fraudulent transactions.
- Circumvent JustBukIt’s booking or payment process.
JustBukIt may monitor, review, restrict, or suspend chat access where necessary for safety, fraud prevention, support, or dispute review.
11. Refunds
A user may request a refund if:
- The property does not exist.
- The property is not as described.
- The agent or landlord provided false information.
- The property was already booked or unavailable.
- The user reports a valid issue within the inspection period.
- JustBukIt confirms that a refund is reasonable after review.
Refund requests must include clear reasons and any available evidence, such as photos, videos, chat screenshots, receipts, location details, or other supporting information.
JustBukIt will review refund requests and may contact the student, agent, landlord, or property owner before making a decision.
If a refund is approved, JustBukIt may return the money to the user’s JustBukIt wallet or another approved payment method.
A 2% processing and maintenance fee may apply to approved refunds or refund withdrawals. This fee helps cover payment processing, review, support, and platform maintenance costs. JustBukIt may waive this fee at its discretion.
Refunds may be rejected if:
- The user paid outside JustBukIt.
- The complaint was made after the inspection period.
- The user changed their mind without a valid issue.
- The property matches the listing and booking terms.
- The user provided false or misleading information.
- The user failed to inspect the property within the allowed period.
12. Payments Outside JustBukIt
Users should not pay agents, landlords, property owners, or third parties outside JustBukIt for bookings started on the platform.
If you pay outside JustBukIt:
- Your payment is not protected by JustBukIt.
- JustBukIt may not be able to recover your money.
- JustBukIt may not be able to support your refund request.
- You accept the risk of dealing directly with the other party.
- The agent or landlord may be investigated, suspended, or banned if they encouraged outside payment.
To stay protected, make bookings and payments only through JustBukIt.
13. User Responsibilities
Users agree to:
- Use JustBukIt honestly and lawfully.
- Provide accurate information.
- Inspect properties carefully.
- Read listing details before booking.
- Ask questions before making decisions.
- Report suspicious listings or users.
- Avoid paying outside JustBukIt.
- Treat agents, landlords, and other users respectfully.
- Keep evidence of any issue they report.
- Follow all platform rules.
Users must not:
- Create fake accounts.
- Submit false refund claims.
- Abuse agents, landlords, or JustBukIt staff.
- Upload harmful or illegal content.
- Use JustBukIt for scams.
- Try to bypass platform payment protection.
- Interfere with the platform’s security or operations.
14. Agent and Landlord Responsibilities
Agents, landlords, and property owners agree to:
- Provide true identity information.
- Submit valid verification documents when required.
- List only real and available properties.
- Use real photos and accurate descriptions.
- Clearly state all fees.
- Keep listing availability updated.
- Respond to users professionally.
- Allow users to inspect properties within the agreed inspection period.
- Respect bookings made through JustBukIt.
- Avoid asking users to pay outside the platform.
- Cooperate with refund or dispute reviews.
- Follow all applicable housing, tenancy, and consumer protection laws.
Agents, landlords, and property owners must not:
- Upload fake properties.
- Use stolen or misleading photos.
- Hide important fees.
- Misrepresent property location.
- Pressure users to pay outside JustBukIt.
- Harass or threaten users.
- Refuse valid inspection arrangements.
- Create multiple accounts to avoid suspension.
- Engage in fraud or suspicious activity.
Any agent, landlord, or property owner who breaks these rules may be suspended, banned, reported, or denied payment.
15. Reporting Suspicious Activity
Users should contact JustBukIt immediately if they notice:
- Fake listings.
- Fake agents.
- Misleading photos.
- Hidden fees.
- Pressure to pay outside JustBukIt.
- Harassment or threats.
- Suspicious payment requests.
- Wrong property location.
- Identity misuse.
- Any activity that may harm users or the platform.
Reports can be submitted through the Report a Listing page, Contact page, or any official support channel provided by JustBukIt.
JustBukIt may review reports, contact affected parties, remove listings, suspend accounts, or take other actions necessary to keep the platform safe.
16. What JustBukIt Does Not Guarantee
JustBukIt works to make student housing safer and more transparent, but we do not guarantee that every property, agent, landlord, or user will always act perfectly.
Unless clearly stated in writing, JustBukIt does not guarantee:
- That a property will meet every personal preference.
- That a property will remain available forever.
- That every area is completely safe.
- That every agent or landlord will perform every promise outside the listed terms.
- That users will be satisfied with every property after inspection.
- That payments made outside JustBukIt can be recovered.
- That all disputes will be resolved in the user’s preferred way.
JustBukIt is not responsible for losses caused by users ignoring safety warnings, paying outside the platform, failing to inspect a property, giving false information, or dealing privately with agents or landlords outside JustBukIt.
17. Safety Notice
Users should take reasonable safety steps when inspecting properties.
We recommend that users:
- Visit properties during daytime where possible.
- Go with a trusted person when possible.
- Inform a parent, guardian, friend, or trusted person before inspection.
- Avoid carrying large amounts of cash.
- Do not pay outside JustBukIt.
- Confirm location carefully.
- Ask questions about water, electricity, security, distance, and fees.
- Report suspicious behaviour immediately.
JustBukIt may provide safety tips, but users are responsible for taking personal safety precautions.
18. Service Fees
JustBukIt may charge service fees for bookings, refunds, cashouts, withdrawals, listing promotion, or other services.
Where possible, fees will be shown before payment or before the relevant action is completed.
Refund-related processing and maintenance fees may include the 2% fee stated in these Terms.
JustBukIt may update its fees from time to time. Updated fees may apply to future transactions after they are published or communicated.
19. Wallets, Withdrawals, and Balances
Where JustBukIt provides wallet, balance, withdrawal, or refund-credit features, users agree that:
- Wallet balances are linked to their JustBukIt account.
- Withdrawals may require verification.
- JustBukIt may review withdrawal requests before approval.
- JustBukIt may reject or delay withdrawals connected to suspicious activity, disputes, chargebacks, false information, or platform abuse.
- Users must provide correct bank account details.
- JustBukIt is not responsible for delays or losses caused by wrong bank details provided by the user.
Wallet and payment records may be kept for audit, support, fraud prevention, and legal reasons.
20. Account Suspension and Bans
JustBukIt may suspend, restrict, or permanently ban any user, agent, landlord, or property owner who:
- Uploads fake listings.
- Provides false identity information.
- Encourages payment outside JustBukIt.
- Scams or attempts to scam users.
- Harasses or threatens others.
- Abuses refunds or support.
- Breaks these Terms.
- Damages the safety or trust of the platform.
If an account is banned, JustBukIt may also remove listings, cancel bookings, hold payments during investigation, or report serious matters to the relevant authority.
21. Content Uploaded to JustBukIt
Users, agents, landlords, and property owners may upload content such as photos, videos, descriptions, documents, messages, and reports.
By uploading content, you confirm that:
- You have the right to upload it.
- It is not fake, stolen, illegal, harmful, or misleading.
- It does not violate another person’s rights.
- JustBukIt may use it to provide, review, display, promote, improve, or protect the platform.
JustBukIt may remove any content that is false, harmful, offensive, suspicious, illegal, or against these Terms.
22. Privacy and Personal Information
JustBukIt may collect and use personal information to provide the platform, verify users, process payments, prevent fraud, review disputes, communicate with users, and improve our services.
Personal information may include names, phone numbers, emails, identity documents, payment records, messages, reports, listing details, and device or usage information.
JustBukIt will handle personal information according to its Privacy Policy and applicable data protection laws.
Users should not upload another person’s personal information unless they have permission to do so.
23. Platform Availability
JustBukIt will try to keep the platform working smoothly, but we do not guarantee that the platform will always be available, error-free, or uninterrupted.
The platform may be unavailable because of maintenance, updates, internet issues, payment provider issues, technical problems, security concerns, or events outside our control.
JustBukIt is not responsible for losses caused by temporary downtime, delays, or technical issues, except where required by law.
24. Third-Party Services
JustBukIt may use third-party services for payments, identity checks, hosting, storage, messaging, analytics, email, and other platform functions.
These third-party services may have their own terms and policies.
JustBukIt is not responsible for failures, delays, or actions of third-party services outside our control, but we will make reasonable efforts to resolve issues that affect users.
25. Disputes Between Users and Agents or Landlords
If there is a dispute between a user and an agent, landlord, or property owner, JustBukIt may review the issue and try to support a fair resolution.
JustBukIt may request evidence from both sides, including listing details, payment records, messages, photos, videos, inspection notes, and other useful information.
JustBukIt may decide to release payment, approve a refund, reject a refund, suspend a listing, or take other actions based on the evidence available.
Users agree to cooperate honestly during dispute reviews.
26. Limitation of Liability
To the maximum extent allowed by law, JustBukIt will not be liable for indirect losses, lost profits, emotional distress, missed opportunities, personal arrangements, or losses caused by actions of users, agents, landlords, property owners, or third parties.
JustBukIt’s responsibility is limited to the services we provide through the platform and the payment protection rules that apply to eligible bookings made through JustBukIt.
Nothing in these Terms removes any rights that cannot be removed under Nigerian law.
27. Changes to These Terms
JustBukIt may update these Terms from time to time.
When we make important changes, we may notify users through the platform, email, dashboard notice, or other reasonable means.
Continued use of JustBukIt after changes means you accept the updated Terms.
28. Governing Law
These Terms are governed by the laws of the Federal Republic of Nigeria.
Where disputes cannot be resolved through JustBukIt support, the parties may use mediation, negotiation, or other lawful dispute resolution methods before going to court, where appropriate.
